We understand that one shoe doesn't fit all, which is why we have multiple landlord packages on offer, so that you can choose the one that fits you best.

Bronze
Silver

‘BRONZE’

This is our 'Rent Collection Only' service

Your investment £295 + 5% of the monthly rent

Our Bronze service includes the following;
• Marketing of the property
• Accompanied viewings
• Regular feedback
• Negotiating of offers
• Taking of holding deposit
• Registering of rental deposits with the DPS scheme
• Referencing
• Drawing of tenancy agreements
• Advising on inventory, gas & electrical tests and certificates; organising as required
• Organising the signing of contracts
• Taking initial move-in monies
• Transferring monies on account to the landlord (minus our fees and any disbursements)
• Receiving the rent on behalf of the landlord
• Chasing late rent payments
• Forwarding net rents to the landlord as well as preparing and submitting regular statements to the landlord and/or their accountant.

‘SILVER’

This is our ‘Introduction Only’ service

Your investment £395 flat fee

Our Silver service includes the following:
• Marketing of the property
• Accompanied viewings including evenings and weekends
• Regular feedback
• Negotiating of offers
• Administering holding deposits
• Referencing
• Drawing of tenancy agreements
• Advising on inventory, gas & electrical tests and certificates; organising as required
• Organising the signing of contracts
• Taking initial move-in monies
• Transferring monies on account to you (minus our fees and any disbursements)

‘GOLD’

This is our ‘Full Management’ service

Your investment £295 + 10% of the monthly rent

Our Gold service includes the following:
• Marketing of the property
• Accompanied viewings including evenings and weekends
• Regular feedback
• Negotiating of offers
• Taking of holding deposit
• Registering of rental deposits with the DPS scheme
• Referencing
• Drawing of tenancy agreements
• Advising on inventory, gas & electrical tests and certificates; organising as required
• Organising the signing of contracts
• Taking initial move-in monies
• Transferring monies on account to you (minus our fees and any disbursements)
• Receiving and paying rent to the landlord each month together with monthly statements of account to the landlord and/or their accountant
• Chasing late rent payments
• Dealing with breaches of the tenancy agreement
• Ensuring all bills, ground rent, service charges and maintenance contracts are paid from rents received
• Managing day-to-day issues and minor works to the property that may arise during the tenancy
• Arranging quarterly inspections of your property. We can make extra visits if required, which will incur an additional fee of £40 per visit
• Keys – when we are managing a property, we require at least two sets of keys before the tenancy commences. We give one set to the tenant and we keep one set for management purposes. If we do not have enough keys, we may need to get extra sets cut, which will incur an additional charge from £5 per key
• Organising post tenancy cleaning at the property. This is important before new tenants move in
• Organising check -in and check out reports to help with any potential insurance claims and deposit disputes
• Negotiating with the tenant on your behalf, on any deductions to be made from the deposit to ensure the property is returned to its original condition (fair wear and tear is expected)
• Managing any changeover in tenant composition
• Managing any renewal process with the tenants
• Arranging the serving of any notices to bring the tenancy to an end
• Make any HMRC deduction and provide tenant with the NRL8 (if relevant)

‘PLATINUM’

This is our ‘Full Management’ service with ‘add ons’ service

Your investment £450 + 10% of the monthly rent

Our Platinum service includes everything listed in our Gold service, with some ‘add ons’ thrown in to ease our landlords from all aspects of letting and managing their properties.

The ‘add ons’ included in our Platinum service are:

• Arranging of Gas Safety Certificate
• Arranging of an EPC
• Completion of an inventory

Our 'Add-On’ services include:
Gas Safety Certificates: £65.00
EPC Certificates: £65.00
Electrical Safety Certificate from: £120.00
Inventories & Deposit Registration from: £100.00
Additional Property Visits £40.00
Rent Guarantee Policies from: £95.00
Tenancy Renewals £75.00
Submission of receipts to HMRC £50.00 quarterly
